- Providing all required State and Local Disclosures for the transaction.
- Conducting an initial private buyer consultation meeting to assess needs.
- Coordinating with lenders for the buyer’s pre-approval/pre-qualification for a mortgage.
- Offering a custom MLS search with real-time property updates.
- Implementing reverse prospecting to notify selling agencies of the buyer’s property needs.
- Scheduling home tours for viewing properties (2-hour tours, viewing 4-6 homes per tour, with 2 tours per week).
- Writing offers and handling negotiations for homes of interest.
- Providing estimated cost sheets for each offer.
- Managing counter offers and finalizing purchase agreements.
- Opening escrow.
- Collaborating with the seller’s agency to ensure timely closings.
- Coordinating HOA resale disclosures.
- Managing title and escrow coordination, including reviewing preliminary title reports and settlement statements.
- Scheduling inspections as per the contract.
- Ordering a home warranty of the buyer’s choice.
- Negotiating repair requests with the seller’s agency after inspections.
- Scheduling appraisals with the lender and seller’s agency.
- Providing updates on final loan approval with the lender.
- Scheduling final signing with the escrow/closing office.
- Coordinating the final walk-through with the seller’s agency.
- Confirming the close of escrow and delivering electronic copies of all transaction documents to the seller.
- Storing the file with the company for 5 years in compliance with NV law.
